- Genuine lock-and-leave: the association handles the exterior, which suits a buyer who travels or does not want yard work
- Small and gated rather than a large master plan, so the community stays quiet and finite
- New construction in an area that is largely built out, with Hill Country and skyline views from parts of the site
- An elevator-ready plan is offered, which is rare at this size and matters for anyone thinking about ageing in place
The case against
- A condominium regime, which narrows your lender options and adds association underwriting to your loan even though the homes are detached
- Position within the community is worth more than size: two homes on the same 2,720 square foot plan are listed $300,000 apart, and the smaller plan is not always the cheaper home
