With this much standing inventory, builders compete on financing and credits more than base price: rate buydowns, closing-cost help, and price cuts on quick move-in homes that never show up in the medians above. I track the current, builder-by-builder offers, updated September 17, 2026.
How this is measured
Every figure is computed from active new-construction listings in the ACTRIS MLS, inside the greater Austin metro, as of October 5, 2026, and refreshes automatically several times a day. New construction is the union of homes flagged new construction and homes built this year. Medians use the complete set of listings, not a sample, except the property-type mix, which uses a current sample. Two honest limits: builder incentives are negotiated off the MLS, so they are not in these prices, and the public feed does not expose a home’s original list price, so this report cannot yet rank price cuts. For the current written incentive on a specific home, just ask.
Based on information from Unlock MLS (the Austin Board of REALTORS, ACTRIS) for the period through the most recent sync. Listing data is provided for consumers’ personal, non-commercial use and may not be used for any purpose other than to identify prospective properties. All information is deemed reliable but is not guaranteed and should be independently verified.
