The short answer

For an AMD commute, go west for the Hill Country or south for the value: Bee Cave and Lakeway (Sweetwater) for luxury 15 to 30 minutes from campus, Dripping Springs (Headwaters) for the hills proper at 25 to 40, Buda (Sunfield) as the sweet spot at 20 to 30 via the SH-45 SW link, and Kyle or San Marcos for the most house per dollar on a hybrid schedule. Close-in southwest Austin is the shortest drive but has almost no new construction, because aquifer rules cap density there. Then buy with a local buyer’s agent the builder pays for. The campus

A campus on the edge of the hills

AMD’s Austin campus sits off Southwest Parkway, west of MoPac and south of the river, where the city gives way to the Hill Country. It is one of the company’s largest engineering sites, and it is in the one part of the metro where the land itself limits how much gets built. The neighborhoods around it (Circle C, Oak Hill, the Southwest Parkway corridor) are established and low-density by design, so a buyer who wants a brand-new home has to travel along one of two axes.

West follows SH-71 and US-290 into Bee Cave, Lakeway, and Dripping Springs: terrain, views, bigger lots, and the highest prices. South follows MoPac and the SH-45 SW toll link into Hays County: flatter land, newer and larger master plans, and the most attainable new construction within reach of the campus. Near or far on each axis gives four quadrants.

The SH-45 SW effect

SH-45 Southwest connects the bottom of MoPac to FM 1626 near Buda. Before it opened, Hays County was a surface-road slog to southwest Austin. Now Buda and Sunfield reach the campus in roughly 20 to 30 minutes off-peak, and that one road is why the south axis is the practical answer for most relocating AMD families. It is tolled; budget for it if you will drive it daily.

The luxury quadrant. Lake Travis ISD, Hill Country views, and master plans that feel like resorts, at the highest prices on this page and with very little entry-level supply.

South, near: Buda

20 to 30 minutes via MoPac, SH-45 SW, and FM 1626

The sweet spot for most AMD relocators. The SH-45 SW link put Buda within a real commute of the campus, and Hays CISD plus a lagoon-anchored master plan give a family a lot for the money.

What buying on the Hill Country edge actually means

The scarcity near the campus is not an accident of timing; it is the land. The campus sits over the Barton Springs segment of the Edwards Aquifer, and the rules that protect it shape everything from lot size to your water bill. Five things a newcomer should know before choosing a quadrant.

  • Density is capped by the aquifer

    Much of southwest Austin drains to Barton Springs. Impervious-cover limits over the recharge and contributing zones cap how many homes a builder can put on a tract, which is why close-in new construction is rare, on bigger lots, and priced above the rest of the metro.

  • Wells, septic, and water restrictions

    West of the city, some Dripping Springs and Hays County lots run on wells or shared water systems and septic, and drought-stage watering restrictions are a normal part of life. Ask which utilities serve the lot before you fall for the view.

  • Wildfire interface and insurance

    The Hill Country's cedar and oak canopy is beautiful and burnable. Insurers price the wildland-urban interface, so quotes vary lot by lot; get a real quote before you go under contract, not after.

  • Terrain changes the build

    Sloped lots mean engineered foundations, retaining walls, and lot premiums that flat Hays County lots never carry. The upside is a view and a backyard that is not a rectangle of sod.

  • The greenbelt is the amenity

    The Barton Creek Greenbelt, the Violet Crown Trail, and the Hill Country parks are the reason people choose this quadrant over the north. Master plans out here build trails to connect to them rather than compete with them.
