If you rarely fly and rarely go in, the airport is not a variable. Pick the lake, the hills, or the square you want to live near, and buy the house that works as an office.

A house that is empty a week a month has different requirements, and a new build is the one time you can specify them instead of retrofitting them. Six things to ask for.

  • Front-yard maintenance in the HOA

    Some communities include front-yard mowing and irrigation in the HOA dues. For a household that is gone a week a month, that line item is worth more than a pool.

  • Smart-lock and camera pre-wire

    Ask the builder for doorbell-camera wiring, a smart deadbolt, and a garage opener with app control as design-center options. Retrofitting is possible; having it at closing is easier.

  • A garage for the car that sits

    A two-car garage for a one-car household means the car is not baking in the driveway for a week. Ask whether the plan's garage is truly two cars deep or a car and a half.

  • Irrigation on a smart controller

    Central Texas drought-stage watering rules change by the week. A controller you can adjust from a hotel keeps the yard alive and keeps you out of trouble with the water utility.

  • Airport parking versus a ride

    At four flights a month, parking at Austin-Bergstrom adds up; from Del Valle or Easton Park a ride to the terminal is a short fare, which is another argument for the inner ring.

  • Low-maintenance exterior

    Full masonry, a metal or Class 4 shingle roof, and no wood trim to repaint. Hail and sun are the enemies here; choose the elevation that shrugs them off.

    California's Prop 13 locks the assessed value at purchase. Texas reappraises every year, and a homestead exemption caps the taxable value's annual increase at 10 percent. File the homestead exemption the January after you close; it is the single most valuable form a Texas homeowner signs.

    Texas funds schools through property tax. A suburban new build in a MUD can carry a total rate near 2.5 to 2.8 percent, so the monthly payment, not the price, is the number to compare against your Bay Area housing cost.

  • The square footage is not a typo

    A budget that bought a two-bedroom condo on the Peninsula buys a new four-bedroom with a yard here, often with a community pool and trails. The commute and the tax rate are the offsets; the space is real.
