New construction near Apple's North Austin campus
A buyer-side guide to new-home communities within a reasonable commute of Apple, with the honest drive-time picture, the suburbs that work best, and free representation for you.
The short answer
Apple's north Austin campus on Parmer Lane is the company's biggest home outside California, and it is drawing thousands of well-paid workers who want a new house within a sane drive of the office. Because the campus sits at the northern edge of Austin near the Williamson County line, the best new-construction options fan out into the northern suburbs: Round Rock and Cedar Park closest, with Leander, Pflugerville, Georgetown, and Hutto all in reach on the Parmer, tollway, and I-35 network.

- Why it drives demand
- Apple's Parmer campus is the company's largest hub outside Cupertino, a $1 billion, 3-million-square-foot site that opened with about 5,000 employees and is built to grow to 15,000, anchoring a large and well-paid north Austin workforce.
The commute, honestly
How the drive really works
The Parmer campus is well placed for the northern suburbs. Round Rock sits just north on I-35 and A.W. Grimes, Cedar Park lies straight west along Parmer Lane and the 183A toll road, and Pflugerville is a quick hop east on SH-45. Those three make the shortest commutes; Leander, Georgetown, and Hutto add distance but more value and choice. As everywhere in the metro, the 183A and SH-45 tollways turn what would be an I-35 grind into a predictable drive, so tollway-friendly communities commute best.

Round Rock
about 15 to 25 min via I-35 / A.W. GrimesImmediately north of the Parmer campus, Round Rock offers the shortest Apple commute of the established suburbs, with strong Round Rock ISD schools and deep resale value. The newer north and east sections hold most of the remaining new construction.

Cedar Park new homes and listingsPflugerville

Pflugerville new homes and listingsLeander

What it costs
Pricing in the Apple commute shed
Apple's well-paid workforce and the strong Leander and Round Rock ISD schools keep this shed on the pricier side: expect new construction from the high $300s and $400s in Leander and Pflugerville, up through move-up product in Cedar Park and Round Rock, and into Hill Country luxury at Travisso for senior staff. You generally pay more here than in the eastern Tesla shed, in exchange for schools and a shorter reach to north Austin's job cluster.

What to weigh before you buy for the Apple commute
- +Genuinely close-in new construction is limited; the Parmer area itself is largely built out, so value lives in the suburbs
- +The strong-school northern suburbs command higher prices than the eastern job sheds
- +Tollways (183A, SH-45) make the commute work but add a monthly cost
- +I-35 segments of any route can be slow at peak, so favor tollway-connected communities
Drive times are approximate and off-peak; Austin traffic varies widely. On new construction the builder pays your representation, so getting this right costs you nothing. Updated August 25, 2026.
Good to know
New homes near Apple, answered
- Where should I live if I work at Apple in Austin?
- The best new-construction value for an Apple Parmer-campus commuter is in the northern suburbs: Round Rock and Cedar Park for the shortest drives, Pflugerville for time-to-value, and Leander, Georgetown, or Hutto for more space and choice a bit farther out. The 183A and SH-45 tollways keep most of these in the 15-to-35-minute range.
- Is there new construction near Apple's Parmer campus?
- Little brand-new construction sits in the immediate Parmer area, which is largely built out. For new homes you look to the northern suburbs along Parmer Lane, 183A, and I-35, with Round Rock and Cedar Park the closest concentrations and Leander offering more affordable options.
- What is the commute to Apple Austin from the northern suburbs?
- Roughly 15 to 25 minutes from Round Rock, Cedar Park, or Pflugerville, and about 25 to 35 from Leander, Georgetown, or Hutto, with the 183A and SH-45 tollways doing much of the work. Peak I-35 traffic can lengthen any route, so tollway-friendly communities commute best.
