New Construction Homes in Round Rock

North of Austin along I-35, Williamson County. A buyer-side guide to new construction in Round Rock, with live listings, the builders and communities here, schools, taxes, and the honest tradeoffs.

The short answer

Round Rock is one of the Austin metro's most established suburbs and the home of Dell Technologies, about 18 to 20 miles north of downtown along I-35 in Williamson County. Because the city is largely built out, new construction here leans toward smaller communities, infill sections, and townhomes rather than the sprawling master-planned communities you find farther north in Georgetown or Leander. As of 2026, new homes generally run from the high $200,000s for townhomes and entry-level product to around $1 million, with a new-construction median near $400,000. The real draw is location: highly rated Round Rock ISD schools, a deep local job base, and a shorter commute than most other Williamson County suburbs.

Price range
As of 2026, new construction in Round Rock generally runs from the high $200,000s (townhomes and smaller-lot homes) to about $1 million (larger and 55+ homes), with a new-construction median around $400,000. Because Round Rock land is scarcer and pricier than in the outer suburbs, you often pay a location premium versus comparable new product in Hutto, Georgetown, or Jarrell. Builders were widely advertising rate buydowns and closing-cost incentives.
Commute
Downtown Austin is roughly 18 to 20 miles south, about 25 to 35 minutes off-peak and 40 to 60 minutes in weekday rush hour on I-35 (mid-2026). Round Rock sits meaningfully closer in than Georgetown or Leander, with strong road access via I-35, SH-45, the SH-130 toll road, and 183A to the west. The multi-year I-35 Capital Express construction through central Austin is expected to disrupt the corridor into 2028, so many commuters lean on SH-130 or MoPac to bypass the worst of it.

Before the base price

Property inside the City of Round Rock but outside a special district typically carried a combined rate near 1.9 to 2.2 percent in the 2024 to 2025 tax years, generally lower than the MUD-heavy new communities in Georgetown and Leander. Some newer Round Rock-area communities still sit inside a MUD or PID that adds its own levy and raises the combined rate. Round Rock ISD is the primary school levy for most of the city. Always pull the full tax certificate for the exact lot to confirm every taxing entity.

Honest tradeoffs

The case for and against Round Rock

No suburb is right for everyone. Here is how I would frame it for a client.

The case for

  • Shorter I-35 commute to Austin and the north tech corridor than Georgetown, Leander, or Hutto
  • Highly rated Round Rock ISD, one of the metro's most sought-after school districts
  • Deep local job base anchored by Dell Technologies, plus St. David's medical, major retail, and the outlets
  • Established amenities: Old Settlers Park, Dell Diamond, Kalahari Resort, the Premium Outlets, and a revitalized downtown
  • Generally lower combined tax rates in-city than the MUD-heavy new communities farther north, with strong resale demand

The case against

  • Far less new-construction selection than Georgetown or Leander, since the city is largely built out
  • More of the new inventory is townhomes and smaller-lot infill than large single-family communities
  • Round Rock land costs push new-home prices above comparable product in outer suburbs like Hutto or Jarrell
  • I-35 through Round Rock is congested and under long-term construction, which can slow the commute
  • The most affordable new homes often sit on the eastern edge toward Hutto rather than in central Round Rock

On your side of the table

What a buyer’s agent watches for in Round Rock

  • +Confirm whether the exact lot sits inside a MUD or PID, since some Round Rock-area communities carry one and it changes the combined tax rate materially
  • +Estimate taxes on the final improved sale price and every taxing entity, not the low first-year bill based on unimproved land
  • +Verify the school district and attendance zone for the specific address, since Round Rock-area lots can fall in Leander, Hutto, Georgetown, or Pflugerville ISD instead of Round Rock ISD
  • +Compare townhome versus single-family HOA rules, maintenance, and resale, since much of the new inventory here is attached product
  • +Have buyer representation in place before touring; builder contracts favor the builder, and incentives, upgrades, and rate buydowns are negotiable
  • +Watch for lot premiums and design-center minimums that push the real price well above the advertised base

On new construction the builder pays your representation, so all of this costs you nothing. Updated August 6, 2026.

About 18 to 20 miles, roughly 25 to 35 minutes off-peak and 40 to 60 minutes in rush hour on I-35 as of 2026. Round Rock is closer to Austin than Georgetown or Leander.
Is there much new construction in Round Rock?
Less than in Georgetown or Leander, because Round Rock is largely built out. New homes here tend to be in smaller communities, infill sections, and townhome developments rather than large master-planned communities, with some newer product on the eastern edge toward Hutto.
How much do new construction homes cost in Round Rock in 2026?
As of 2026, new homes generally run from the high $200,000s for townhomes and entry-level homes to about $1 million, with a new-construction median around $400,000. Scarce, pricier land makes Round Rock more expensive than outer suburbs for comparable homes.
What school district serves new homes in Round Rock?
Most of the city is served by highly rated Round Rock ISD, but some outlying and edge communities fall in Leander, Hutto, Georgetown, or Pflugerville ISD. Verify the zone for the exact address.

Is Round Rock a good place to buy new construction?
It is a strong fit for buyers who want a shorter Austin commute, Round Rock ISD schools, and proximity to Dell and other employers, and who accept a smaller new-construction selection and a location premium. Buyers who want maximum choice or the lowest price may find more options in Georgetown, Hutto, or Jarrell.
