The short answer

At $600,000 you are buying well above the metro's new-construction median, and the band behaves differently from the ones below it. Almost everything here is a detached single-family house rather than attached product, typically around 2,600 square feet with four bedrooms. The surprise is what the extra money does not buy: between the $500,000 and $600,000 slices the median home gains several hundred square feet but the median lot barely moves, staying under a fifth of an acre. In Austin new construction at this level you are buying house, not land. If land is the point, you are looking for acreage outside the master plans, which is a different search.

The deepest inventory at this level sits in Georgetown by a wide margin, then Austin proper, Liberty Hill, Leander, and Pflugerville, with Round Rock, Kyle, Bastrop, Dripping Springs, and Buda behind them. Note what that list does not include: the west side. Westlake, Lakeway, and Bee Cave carry very little new construction at any price because they are built out, so a $600,000 budget on that side of town is generally a resale budget.

At this price the compromises move from the house to its surroundings: you can usually have size, or you can have proximity, and the communities that offer both are the ones that go quickly. A meaningful share of the Austin-proper listings in this band are infill rather than master-plan homes, which trades yard for location.

  • The west side is largely absent, so if you want Westlake, Lakeway, or Bee Cave at this budget you are shopping resale rather than new construction
  • Georgetown and Liberty Hill dominate the supply, which means the best value is a 30 to 45 minute drive from central Austin
  • Larger homes in MUD districts carry the tax rate on a larger base, so the monthly gap against a cheaper home is wider than the price gap suggests
  • At this level you are also competing with established-neighborhood resale, which often buys a bigger lot and mature trees for the same money

Does a bigger budget buy a bigger lot in Austin?
Not within new construction, at least not between these bands. Comparing the $500,000 to $600,000 slice against the $600,000 to $700,000 slice, the median home gains several hundred square feet while the median lot stays under a fifth of an acre in both. Builders in the Austin master plans put the extra money into the house. If land is what you want, you are looking at acreage outside the master plans, or at resale in older neighborhoods with larger lots.
Can you buy new construction in Westlake or Lakeway for $600,000?
Very rarely. The west side is essentially built out, and aquifer rules limit density there, so new construction in Westlake, Lakeway, and Bee Cave is scarce at any price and almost nonexistent at this one. A $600,000 budget on that side of town is realistically a resale budget. If you want a new home with a comparably regarded school district, Lake Travis ISD in Bee Cave and Dripping Springs ISD to the southwest are the closest you will get.
Where is the best value in new homes under $600,000?
Georgetown carries the deepest inventory in this band by a clear margin, followed by Liberty Hill and Leander, all of which sit 30 to 45 minutes from central Austin. Pflugerville and Round Rock are the closer-in alternatives with somewhat less choice. The honest trade is that the best price per square foot is north, and you pay for it in drive time.
