No state income tax, but a real property tax
Texas has no personal income tax. It funds schools with property tax instead, and a suburban new build in a MUD or PID can carry a total rate near 2.5 to 2.8 percent. Model the monthly, not the headline price.
Square footage per dollar
The same budget that buys a small older home in Seattle or the Bay buys a new four-bedroom in a master plan here, often with a pool and trail system attached. The catch is the commute and the tax rate, which is why the four questions above come first.
Insurance and roofs
Central Texas gets hail. Homeowners insurance runs higher than many newcomers expect, and roof age matters at resale. A new build starts you with a new roof and a builder warranty, which is a real advantage.
Foundations and soil
Much of the metro sits on expansive clay. New homes are engineered for it, but you still want an independent inspection and a look at the builder's warranty terms before closing, even on a brand-new house.
