The short answer
This is the top band on the site, and the most common expectation about it is wrong. Buyers at $700,000 usually picture the Hill Country and the west side: Westlake, Lakeway, Bee Cave. Almost none of the new construction is there, because those areas are built out and aquifer rules cap density. The new homes at this level are concentrated in Liberty Hill, Georgetown, and Leander to the north, plus infill inside Austin proper. Expect roughly 2,900 square feet and four bedrooms, on a lot that is still under a fifth of an acre.
In the $600,000 to $700,000 slice, Austin proper and Liberty Hill lead, followed closely by Georgetown, then Pflugerville and Leander. Austin's share of the inventory rises as the price goes up, because this is the level at which close-in infill becomes available. What stays scarce throughout is the west side: Westlake, Lakeway, and Bee Cave produce very little new construction at any price, so a west-side purchase at this budget is almost always a resale.

Inside Austin you are more likely looking at infill: a modern build on a small lot close to the core, trading yard for location. Run both side by side rather than assuming new is better.
