New Construction Homes in Del Valle

Southeast of Austin near ABIA on SH-71, Travis County. A buyer-side guide to new construction in Del Valle, with live listings, the builders and communities here, schools, taxes, and the honest tradeoffs.

The short answer

Del Valle is southeast Austin's Tesla-and-airport boomtown, an unincorporated Travis County community just southeast of Austin-Bergstrom International Airport and a short drive from Tesla's Giga Texas. Long a rural, working area east of the city, Del Valle has become a magnet for new construction as buyers chase proximity to the factory, the airport, and Circuit of the Americas without central-Austin prices. New homes generally run from the mid $200s to the mid $600s as of 2026, from entry-level subdivisions along SH-71 up to the new 1,400-acre Revelry master plan.

Price range
As of 2026, new construction ranges from the mid $200s for entry-level homes in the scattered subdivisions along SH-71 up to the mid $600s in the new Revelry master plan, which is opening with Tesla-employee and first-time-buyer incentives. Del Valle remains some of the more attainable new construction inside Travis County, though the MUD-financed master plans carry higher tax rates that change the true monthly cost.
Commute
Del Valle's selling point is where it sits relative to the east side's biggest employers. Tesla's Giga Texas is a short drive east, Austin-Bergstrom airport is minutes away, and downtown Austin is roughly 15 to 25 minutes northwest via SH-71 and US-183 off-peak, one of the shorter close-in drives for new construction anywhere in the metro. The SH-130 tollway on the east side opens quick, interstate-free trips north and south. The tradeoff is that this is an industrial and airport-edged area still filling in, so the drive is easy but the surroundings are a work in progress.

Before the base price

Most of Del Valle's new master plans are financed through MUDs. The 1,400-acre Revelry community, for example, is served by three separate municipal utility districts opening in phases, and MUD-backed communities here commonly carry combined effective tax rates in the mid-to-high 2 percent range versus roughly 1.8 to 2.1 percent without a district. All Del Valle parcels also pay Travis County rates. Confirm the specific MUD and combined rate for a given lot with the Travis Central Appraisal District before you assume Del Valle is the cheaper option.

The case for and against Del Valle

No suburb is right for everyone. Here is how I would frame it for a client.

The case for

  • Among the shortest commutes to Tesla's Giga Texas and Austin-Bergstrom airport of any new-construction area
  • One of the closer-in new-home options to downtown Austin, roughly 15 to 25 minutes off-peak
  • Attainable pricing for Travis County, with entry-level new homes still in the mid $200s to $300s
  • Major new investment, led by the 1,400-acre Revelry master plan, is bringing amenities and scale
  • Easy tollway access via SH-130 and SH-71 for interstate-free trips around the east side

The case against

  • An industrial and airport-edged setting that is still developing, with limited retail and dining near many subdivisions
  • MUD-financed master plans carry high combined tax rates that offset the lower sticker prices
  • Del Valle ISD rates below the marquee suburban districts, a real consideration for school-focused buyers
  • Airport and Circuit of the Americas activity can bring noise and event-day traffic to parts of the area
  • Fast, Tesla-driven growth means active construction and shifting road patterns

On your side of the table

What a buyer’s agent watches for in Del Valle

  • +Pin down which of Revelry's three MUDs a lot falls in and its exact rate, since the phase and district change the tax bill materially
  • +Check aircraft-noise contours and flight paths for a specific subdivision, given how close Del Valle sits to Austin-Bergstrom
  • +Ask about Circuit of the Americas event-day traffic and access if a community sits near SH-130 and the track
  • +Verify Del Valle ISD versus Austin ISD zoning for the exact address, because the boundary runs through this area
  • +Scrutinize Tesla-employee and first-time-buyer incentives against the base price and an outside lender, so the incentive is real value rather than a markup
  • +Confirm MUD water and sewer versus well or septic for a given lot, since service varies between the master plans and the older scattered subdivisions

On new construction the builder pays your representation, so all of this costs you nothing. Updated August 25, 2026.

Good to know

Del Valle new construction, answered

Is Del Valle a good place to buy a new home near Tesla?
For a Tesla or airport worker who wants attainable new construction and a short commute, Del Valle is one of the strongest options in the metro: it is minutes from Giga Texas and Austin-Bergstrom and only 15 to 25 minutes from downtown off-peak. The tradeoffs are an industrial, still-developing setting, higher MUD taxes in the master plans, and school ratings below the marquee suburbs.
How far is Del Valle from Tesla Giga Texas and downtown Austin?
Tesla's Giga Texas is a short drive east of Del Valle, typically 10 to 20 minutes depending on the subdivision, and downtown Austin is roughly 15 to 25 minutes northwest via SH-71 and US-183 off-peak. The SH-130 tollway makes north-south trips around the east side quick and interstate-free.
What is the Revelry community in Del Valle?
Revelry is a 1,400-acre master-planned community by Starwood Land at Pearce Lane and Wolf Lane on the Travis-Bastrop border, planned for about 2,300 homes near Tesla, the airport, and Circuit of the Americas. It is served by three municipal utility districts opening in phases through 2026, with homes generally from the mid $300s to the mid $600s and incentives for Tesla employees and first-time buyers.
