The separate San Marcos division is running up to $25,000 in flex cash on to-be-built homes at Trace, Whisper South, Hartland Ranch, and others. Most real negotiation happens on the incentive stack instead: rate buydowns, closing-cost credits, design-center allowances, and lot-premium waivers. In a soft, inventory-heavy 2026 Austin market, those incentives have been substantial, especially on move-in-ready homes near a builder's quarter-end.
