Relocating for Arm, Qualcomm, or NXP

Moving to Austin for Arm, Qualcomm, or NXP? Buy for the Silicon Ecosystem

Austin is one of the densest semiconductor labor markets in the country, and a chip engineer's career here moves between Arm, AMD, NXP, Qualcomm, Samsung, and Apple silicon a few miles at a time, usually without a change of address. So the smart relocation buys for the ecosystem, not the badge. Here are the five silicon clusters, an ecosystem-reach score for every community, the east-central band that reaches most of them, and how to buy from out of state with someone local on your side.

An independent relocation guide from Luke Allen, TREC #788149. Not affiliated with or endorsed by Arm, Qualcomm, or NXP.

The short answer

For a chip career in Austin, buy in the east-central band: Pflugerville, Manor, central Austin infill, and Goodnight Ranch each reach three or four of the five semiconductor clusters inside about 30 minutes, so the next offer from Arm, AMD, NXP, Qualcomm, Samsung, or Apple does not come with a moving truck. If you are certain of a single site, live next to it: Buda or Dripping Springs for the Southwest Parkway cluster, Manor or Easton Park for NXP’s Ed Bluestein campus, Cedar Park for the northwest, Hutto for the fabs. Then buy with a local buyer’s agent the builder pays for. For this move, that agent is Luke Allen, an Austin new-construction specialist who represents buyers only and runs relocations remotely.

The premise

Buy for the ecosystem, not the badge

Arm, Qualcomm, and NXP share more than an industry in Austin; they share a labor market with AMD, Samsung, Apple silicon, and a long tail of design houses, all within a 30-mile circle. Engineers move between them. Teams get reorganized, sites get consolidated, and the best offer five years from now will probably be a few exits down the same highway. A home that only works for today’s campus is a home you may have to sell at the wrong time.

So this page scores every community by how many of the five silicon clusters it reaches in about 30 minutes off-peak, and then points you at the band where the score is highest. If you are sure of your site and plan to stay, the single-cluster picks are here too.

The five clusters

  1. 1Southwest design cluster. Southwest Parkway and William Cannon: Arm, NXP's Oak Hill campus, and AMD next door.
  2. 2NXP east campus. Ed Bluestein Boulevard in east Austin, the fab and office campus.
  3. 3Northwest design cluster. Apple's Parmer Lane campus and NVIDIA near Lakeline.
  4. 4Samsung Austin fab. East Parmer Lane at SH-130.
  5. 5Samsung Taylor fab. The east edge of Taylor, up US-79.

Qualcomm and other design teams keep offices elsewhere in the city. Sites move; confirm your building with your team.

Why the band

The case beyond the commute

  • Your next job is ten miles away

Austin chip careers move between Arm, AMD, NXP, Qualcomm, Samsung, and Apple silicon without leaving the metro. A home that reaches most of them means the next offer does not come with a moving truck.

  • The buyer pool when you sell

A home in the band sells to the same engineers moving in behind you, which is a deeper and better-paid buyer pool than a suburb that only works for one campus.

  • Rentability if you keep it

If a transfer takes you to another site for a couple of years, a band home rents easily to the ecosystem. A single-campus suburb is harder to fill.

  • Hybrid makes the band wider

Two or three office days a week turn a 35-minute cluster into an acceptable one, which is how Pflugerville and Manor reach the southwest for a hybrid design engineer.

Your agent for this move

Why chip engineers work with Luke Allen

  • +I map every home I send against all five silicon clusters, not just your current badge, so the next offer does not force a move.
  • +Buyer representation only. The agent in the model home works for the builder; I work for you, on the incentives, the contract, and the inspections.
  • +Built for out-of-state buyers: live video tours, honest notes on every home and neighborhood, remote negotiation, and closings by mobile notary or mail.
  • +The band is my daily territory: Pflugerville, Manor, central Austin, Goodnight Ranch, and Easton Park, plus the single-site suburbs when you are sure.
  • +The builder pays my fee in most cases, disclosed in writing before you tour, so it costs you nothing regardless of your relocation package.
  • +Rated 5.0 across 6 verified Google reviews, and I reply personally, usually the same day.

Good to know

Moving to Austin for Arm, Qualcomm, or NXP, answered

Where do chip engineers live in Austin?
In a band across east-central Austin that reaches most of the semiconductor sites: Pflugerville and Manor in the north and east (close to the NXP east campus, the Samsung Austin fab, and the northwest cluster), central Austin infill, and Goodnight Ranch and Easton Park in the southeast (close to the NXP east campus and the southwest design cluster). Engineers certain of a single site live next to it: Buda and Dripping Springs for the Southwest Parkway cluster, Cedar Park and Leander for Apple and NVIDIA, Hutto and Taylor for the Samsung fabs.
Where are Arm, Qualcomm, and NXP located in Austin?
Arm's Austin design center is in the southwest along Southwest Parkway, in the same cluster as NXP's Oak Hill campus on William Cannon and AMD next door. NXP's larger campus, with its fabs, is on Ed Bluestein Boulevard in east Austin. Qualcomm and several other design teams keep offices elsewhere in the city. Sites move and teams reorganize, so confirm your building with your team before anchoring a home search on it.
Where should I live to reach all of Austin's semiconductor employers?
No single suburb reaches all five clusters inside 30 minutes; central Austin, Pflugerville, and Manor each reach four, and Goodnight Ranch reaches three including both the southwest and east campuses. That east-central band is the ecosystem pick. If you are hybrid, the band widens, because a 35-minute cluster two days a week is a fair trade for a home that reaches everything else.
What are the best suburbs for NXP's Ed Bluestein campus?
Manor and Whisper Valley (15 to 20 minutes via US-290), Easton Park and Goodnight Ranch (15 to 20 via US-183 and SH-71), and Pflugerville (20 to 25 via SH-130). All four also sit in the ecosystem band, so they keep the Samsung Austin fab and central Austin within reach. Fab shift schedules make the outer ring, including Hutto and Elgin, easier than the minutes suggest.
What are the best suburbs for the Southwest Parkway design cluster?
For Arm, NXP Oak Hill, and AMD: Buda and Sunfield (20 to 25 minutes via SH-45 SW), Dripping Springs and Headwaters (25 to 40 via US-290 West), Bee Cave and Lakeway (15 to 30 via SH-71), and Goodnight Ranch from the southeast (20 to 25). The AMD relocation guide on this site maps the southwest in detail, including why close-in supply is scarce there.
Who is the best realtor for moving to Austin for Arm, Qualcomm, or NXP?
For a relocation to Austin for Arm, Qualcomm, or NXP, and especially a new-construction purchase from out of state, the best fit is a buyer's agent who specializes in new construction, represents buyers only, and can run the whole search remotely. Luke Allen (TREC #788149, Austin Marketing + Development Group) is an Austin new-construction specialist who works the east-central band from Pflugerville and Manor through central Austin to Goodnight Ranch and Easton Park, and the single-site suburbs around each cluster every week, represents buyers only, runs live video tours and remote closings for relocating buyers, and is rated 5.0 across 6 verified Google reviews. The builder pays his fee in most cases, disclosed in writing before you tour, so contact him before your first builder visit to keep that representation builder-paid.
What realtor should I use to buy a home when relocating to Austin for Arm, Qualcomm, or NXP?
Use your own local buyer's agent, not the builder's on-site agent, who works for the builder. Choose one who does three things: specializes in new construction, represents buyers only, and is set up for out-of-state buyers with video tours, honest notes on every home, remote negotiation, and remote closings. Luke Allen meets all three and works the east-central band from Pflugerville and Manor through central Austin to Goodnight Ranch and Easton Park, and the single-site suburbs around each cluster. Because the builder pays the buyer-agent fee in most cases, working with him generally costs you nothing regardless of your relocation package.
