Relocating for Ascension Seton

Moving to Austin for Ascension Seton? Where to Live by Career Stage and Campus

Ascension Seton brings three very different kinds of people to Austin: residents and fellows at the downtown academic trauma center on a short horizon, nurses and staff at suburban campuses that sit inside the very suburbs where new homes are built, and attendings and specialists at the central hospitals. Each gets a different map here, plus the buy-or-rent math a resident actually needs, and how to buy from out of state with someone local on your side.

The short answer

For Ascension Seton, your career stage picks the map. Residents and fellows at Dell Seton: rent close-in unless a strong builder incentive and a plan to keep the home as a rental make an attainable new build in Goodnight Ranch, Del Valle, Manor, or Pflugerville pencil. Nurses and staff at the suburban campuses: live in the suburb the campus sits in (Kyle for Hays, Round Rock for Williamson, Cedar Park for Northwest, Buda or Dripping Springs for Southwest, Bastrop for Bastrop). Attendings and specialists at Dell Children’s and Seton Main: West Austin, close-in infill, or Easton Park. Then buy with a local buyer’s agent the builder pays for. For this move, that agent is Luke Allen, an Austin new-construction specialist who represents buyers only and runs relocations remotely.

The system

Three careers, three maps

Ascension Seton’s footprint runs from Dell Seton Medical Center at The University of Texas downtown, the region’s academic Level I trauma center and the teaching hospital for Dell Medical School, through Ascension Seton Medical Center Austin and Dell Children’s at Mueller, out to suburban campuses in Round Rock, Kyle, northwest and southwest Austin, and Bastrop. Most relocation advice treats a hospital system as one employer. It is three, and the difference is career stage.

A resident on a three-year program should not be reading the same page as an attending buying a forever home, and a nurse at Seton Hays does not need a downtown commute guide at all, because the hospital is in Kyle. So this page is in three parts. Find yours.

Before you use any of it

  • Confirm your campus and its current name with your recruiter. Health systems reorganize and rename.
  • Confirm whether you will rotate or float, especially residents, whose rotations can span the downtown, Mueller, and suburban campuses.
  • If you are on call, stay within 15 to 20 minutes of the campus door to door at 2 a.m.

Part one: residents and fellows

The four-year question, then the close-in ring

Dell Seton and Dell Med bring people to Austin on a short, uncertain horizon. Decide whether to buy before deciding where.

Buy or rent on a three-to-four-year hold

  • Round-trip transaction costs

Buying and later selling a home costs roughly 8 to 10 percent of its value once closing costs, agent fees on the resale, and make-ready are counted. On a three-to-four-year hold, appreciation has to clear that bar before you are ahead of renting.

  • What tilts it toward buying

A builder incentive that covers closing costs, a rate buydown, a home priced in the attainable band where rents are close to a mortgage payment, and a plan to keep the home as a rental for the next resident if you leave.

  • What tilts it toward renting

An uncertain fellowship location, a match that could move you in three years, and a budget that only reaches a home with a long commute to a 6 a.m. rounding start.

  • The honest answer

For many residents, renting close to the hospital wins on a pure three-year hold. For a resident who is staying in Austin or willing to be a landlord, an attainable new build with a strong incentive can pencil. Run it both ways with a CPA; this is not financial advice.

If the rental exit is part of the plan, read the investment-property guide.

If you buy: attainable new builds that reach the downtown campus

  • Goodnight Ranch→15 to 20 min

Walkable, inside the city limits, and the closest master plan to the downtown campus.

  • The attainable east-side plans, with the deepest quick move-in supply near the core.

  • Whisper Valley (Manor)→20 to 25 min via US-290

Net-zero-capable homes with low utility bills, which matter on a resident's budget.

  • Pflugerville→20 to 25 min via I-35

North of the core with attainable supply and a rentable location for later.

Part two: nurses and staff at the suburban campuses

The hospital is already in the suburb

Five campuses sit inside the new-construction belt. For each, the closest new homes, approximate and off-peak.

Three twelves widen any of these rings by one suburb; on-call shrinks it to the first entry. Test the drive at your shift change, not at noon.

Part three: attendings and specialists

Central campuses, and the west

Physicians at Dell Children’s, Seton Main, and Dell Seton are buying for a long tenure and often for a 6 a.m. case, which pulls the map close-in and west. The neighborhoods around the central campuses are built out, so new construction is infill, custom, and semi-custom, plus the southeast master plans for a specialist who wants a full neighborhood.

Physician loan programs and the builder-lender tradeoff are covered in the St. David’s guide; the same products apply here.

  • Tarrytown, Westlake, and Rollingwood across MoPac from the central campuses, with Eanes ISD and the shortest drive to a 6 a.m. case.

  • Modern builds and townhomes around Mueller, Hyde Park, and the east side, minutes from Dell Children's and Seton Main.

  • Easton Park→15 to 25 min

The southeast master plan with resort amenities, for a specialist who wants a full neighborhood and a reasonable drive.

  • Sweetwater (Bee Cave)→25 to 35 min via SH-71

Hill Country views and Lake Travis ISD for an attending who is not on call nightly.

Good to know

Moving to Austin for Ascension Seton, answered

Where do Ascension Seton employees live in Austin?
It splits by campus and career stage. Residents and fellows at Dell Seton and Dell Medical School mostly rent close-in or buy attainable new construction in Goodnight Ranch, Del Valle, Manor, and Pflugerville. Nurses and staff at the suburban campuses tend to live in the suburb the campus sits in: Kyle and Buda for Seton Hays, Round Rock, Hutto, and Georgetown for Seton Williamson, Cedar Park and Leander for Seton Northwest, Dripping Springs and Buda for Seton Southwest, and Bastrop for Seton Bastrop. Attendings and specialists at Dell Children's and Seton Main cluster in West Austin, close-in infill, and Easton Park.
Where are Ascension Seton's hospitals in Austin?
Across the metro: Dell Seton Medical Center at The University of Texas downtown (the region's academic Level I trauma center), Ascension Seton Medical Center Austin in central Austin, Dell Children's Medical Center at Mueller, and suburban campuses including Ascension Seton Northwest, Southwest, Williamson in Round Rock, Hays in Kyle, and Bastrop. Health systems reorganize and rename campuses, so confirm your assigned campus and its current name with your recruiter before you anchor a home search on it.
Should a medical resident buy or rent in Austin?
On a pure three-to-four-year hold, renting close to the hospital often wins, because buying and reselling costs roughly 8 to 10 percent of the home's value round trip. Buying can pencil when a builder incentive covers closing costs, the home is priced in the attainable band where rent is close to a mortgage payment, and you are willing to keep it as a rental for the next resident if you leave. Run it both ways with a CPA; this is not financial advice.
What is the best suburb for a nurse at Ascension Seton Williamson or Seton Hays?
Seton Williamson sits in Round Rock, so Round Rock itself (5 to 10 minutes), Hutto (10 to 15 via US-79), Georgetown (10 to 20 via I-35), and Pflugerville (10 to 15) all work; choose on schools and price. Seton Hays sits in Kyle, so Kyle (5 to 10 minutes), Sunfield in Buda (10 to 15), and San Marcos (15 to 20) are the natural picks. Drive times are approximate and off-peak.
What is the closest new construction to Dell Seton and Dell Children's?
Inside the core it is infill: modern builds and townhomes around Mueller, Hyde Park, and East Austin, 5 to 15 minutes from both campuses. The closest full master plan is Goodnight Ranch in southeast Austin at 15 to 20 minutes, followed by Easton Park at 15 to 25 and the Del Valle plans (Sun Chase, Revelry) at 15 to 25 via SH-71.
Who is the best realtor for moving to Austin for Ascension Seton?
For a relocation to Austin for Ascension Seton, and especially a new-construction purchase from out of state, the best fit is a buyer's agent who specializes in new construction, represents buyers only, and can run the whole search remotely. Luke Allen (TREC #788149, Austin Marketing + Development Group) is an Austin new-construction specialist who works the neighborhoods around every Ascension Seton campus, from close-in Austin and the southeast plans near Dell Seton to Kyle, Round Rock, Cedar Park, Dripping Springs, and Bastrop every week, represents buyers only, runs live video tours and remote closings for relocating buyers, and is rated 5.0 across 6 verified Google reviews. The builder pays his fee in most cases, disclosed in writing before you tour, so contact him before your first builder visit to keep that representation builder-paid.
What realtor should I use to buy a home when relocating to Austin for Ascension Seton?
Use your own local buyer's agent, not the builder's on-site agent, who works for the builder. Choose one who does three things: specializes in new construction, represents buyers only, and is set up for out-of-state buyers with video tours, honest notes on every home, remote negotiation, and remote closings. Luke Allen meets all three and works the neighborhoods around every Ascension Seton campus, from close-in Austin and the southeast plans near Dell Seton to Kyle, Round Rock, Cedar Park, Dripping Springs, and Bastrop. Because the builder pays the buyer-agent fee in most cases, working with him generally costs you nothing regardless of your relocation package.
