The geography

Three hospitals, one triangle

Draw a line from the Round Rock medical center on I-35 to the Pflugerville campus on the SH-130 side, and from each of those to the Taylor hospital up US-79, and you have a triangle roughly fifteen miles on a side. Inside it: Hutto, east Round Rock, north Pflugerville, and the farmland that is turning into master plans as fast as builders can plat it. This is the most attainable new-construction belt in the Austin metro, and it is also, by accident of geography, the best place to live if you work at any of the three campuses.

The roads matter as much as the corners. US-79 and FM 685 cross the interior toll-free; SH-130 and SH-45 are the fast tolled edges; I-35 is the western edge and the one road to avoid at peak. A home inside the triangle can reach every campus without ever merging onto the interstate.

Three towns, three personalities

The campuses are twenty-five minutes apart; the towns they sit in are further apart than that.

Round Rock

The established big suburb. Dell's hometown, a mature street grid, strong resale, and the northern metro's best-known school district. Largely built out, so new homes are infill, edges, and the last phases of older master plans.

Live here if

You want the flagship campus inside fifteen minutes, an established district, and resale strength, and you can accept less new-construction choice at a higher price per foot.

Pflugerville

The fast-growing, diverse SH-130 suburb. Deep new-construction supply across every price band, big lakeside park and trail system, and the shortest reach of the three toward central Austin for a household that splits commutes.

Live here if

You want the most new-home choice, the Pflugerville campus close, and a partner who works in Austin or at the Domain.

Taylor

The historic small town on the rise. A real Main Street, a courthouse-era downtown, and a wave of new communities arriving with the Samsung fab. Supply is still catching up to demand, and prices are the lowest of the three.

Live here if

You are at the Taylor campus, you want small-town character and the lowest entry price, and you are comfortable buying early in a town's growth curve.

The Temple question

If your week splits Round Rock and Temple

The system’s headquarters and largest campus are in Temple, about an hour north of Round Rock on I-35, and some physicians and administrators split the week. The answer is to live on the interstate between them and accept that I-35 north of Georgetown is under long-term construction.

  • Wolf Ranch and Georgetown →

    15 to 20 minutes to the Round Rock campus, roughly 45 to Temple. The choice if Round Rock is the heavier end of the week.

  • Sonterra and Jarrell →

    About 20 to 30 minutes to Round Rock and 30 to 40 to Temple, near the midpoint, at the lowest new-home prices on the corridor.

  • Incentives are richest where builders compete hardest

    The triangle has more builders per square mile than anywhere in the metro, and it shows in the offers: closing-cost credits, rate buydowns, and design-center allowances. Verify the current written offer; they change weekly.

  • The MUD is part of the price

    Most master plans here sit in a MUD or PID that pushes the total tax rate toward 2.5 to 2.8 percent. Two homes at the same price can differ by a couple hundred dollars a month. Ask for the rate for the exact lot.

  • Quick move-in supply is deep

    If your start date is weeks away, the triangle is where the finished and nearly finished inventory is. A quick move-in home closes in roughly 30 to 45 days and often carries the strongest incentive.

  • Confirm the school by address

    Round Rock, Pflugerville, Hutto, Taylor, and Georgetown ISDs all touch the triangle, and boundaries move as new campuses open. The assigned school for the lot is a fact to verify, not a district name to assume.
